The Average Cost of Professional Carpet Cleaning

The number you'll see quoted most often is $25 to $50 per room for a basic professional carpet cleaning, climbing to $50 to $150 per room for deep cleaning or heavily soiled carpet. By area, the industry runs anywhere from about 20 cents to a dollar or more per square foot, with whole-house jobs usually landing near the low end.

Wide brackets, and the reason is that "a room" means different things. A 10x10 guest bedroom and a 20x18 game room over the garage both count as one room on a flyer. Read a quote the way a tech reads it and you'll know what you're paying for.

Per room or per square foot

Flat per-room pricing is simple and usually comes with a square-footage cap per room. That's how our own 3 rooms for $88 offer works: three rooms, a 300 square foot cap across them, and the price is the price. Bigger rooms are quoted on the extra footage.

Per-square-foot pricing is fairer for odd layouts and big open plans, which a lot of the newer homes around Bridgeland and along the Grand Parkway have. Hallways and stairs are often priced separately under either model, so ask.

What pushes the price up

Soil level is the big one. Carpet that's gone three years between cleanings, with traffic lanes turned gray from Houston clay tracked in off the yard, takes more passes and more pre-treatment than carpet cleaned last spring. You can feel the difference with your hand: lightly soiled pile springs back, loaded pile stays flat and feels slightly greasy.

Fiber matters too. Nylon and polyester, which most Cypress homes have, clean easily. Wool and some blends need slower, gentler work.

Then there are the add-ons. Common ones you'll see on quotes:

  • Pet urine and odor treatment
  • Stain protectant applied after cleaning
  • Deodorizing or antibacterial sanitizing
  • Furniture moving beyond the basics
  • Stairs, priced per step

Some are worth it. If a dog has had accidents, a dedicated pet odor and stain treatment that gets down to the pad is the only thing that solves the smell; a surface cleaning masks it for a week. An antibacterial sanitizer makes sense in a house with a crawling baby or someone with allergies. A generic "deodorizer" is usually perfume, and we'd tell you to skip it.

Flat rate versus hourly

Nearly all residential carpet cleaners quote a flat rate for the job. Hourly billing shows up when the scope is unclear, like a badly neglected rental or a house where nothing has been moved. If someone quotes hourly, get a cap in writing.

Either way, the quote should be complete before anyone starts. Ask specifically whether pre-treatment, spot work, and moving the sofa are included, because "starting at" pricing is where the surprise fees hide.

Where the method changes the value

Cost per visit is only half the math. Carpet shampooed with a detergent that stays in the fiber looks dirty again in a few months, and you're back to paying. Hot water extraction gets a deep clean but leaves the carpet wet for hours, which in our humidity can mean a musty smell and a lost afternoon.

A carpet kept that way needs a professional cleaning about once a year, twice with pets, and each visit is cheaper because there's less to fight. One honest caveat: a stain that's been through three rounds of store-bought spray may lighten and stop there, and no price tier changes that.
