Builder-grade carpet is a thinner cut pile on a thinner pad, and it does not forgive being soaked. Hot-water extraction can leave that pad wet for a day, and in a closed-up two-story with the AC fighting Gulf Coast humidity, that is how a game room picks up a musty smell it never had before. Don't let anyone talk you into a full-house steam clean on a house that still has the builder's paint on the walls. I mean that.
Ours goes on light. Carbonated solution, no soap, and a rotary bonnet that draws soil up from the fiber, using barely enough moisture to dampen it. Within the hour you're walking on it, and because nothing sticky stays behind, it holds up noticeably longer between cleanings. Most homes here have carpet only upstairs: bedrooms, the game room, the stairs themselves. That is a fairly quick job for us, and it is where the three-rooms-for-$88 deal fits neatly. Stairs are extra, and we do them by hand so the edges and the nosing come out as clean as the middle.
The tile downstairs is the other common request. Grout in a new build starts out light and goes gray fast when it has never been deep cleaned. We buff it with a machine that scrubs the grout lines clean. On a light grout the difference is dramatic.
