Here's my honest take on sanitizer treatments, because a lot of companies oversell them. A sanitizer is an add-on, not a cleaning. If your carpet is dirty, sanitizing it is like spraying disinfectant on a muddy boot. The dirt has to come out first. Once it has, though, a proper antibacterial treatment does something a plain cleaning can't: it goes after the bacteria, mold spores, and viruses living in the fiber, and it knocks down the allergens that make people in Cypress sneeze from October straight through spring.
So we offer it as a follow-up to a Safe-Dry carpet, rug, or upholstery cleaning, and we price it that way. The product is MediClean, also sold as Microban, a hospital-grade disinfectant that is EPA-registered, pH-balanced, and fine around kids and pets once dry. Dry time stays about an hour, same as the cleaning.
What's living in a Cypress carpet
Indoor air in a Harris County home can be worse than the air outside, and the carpet is a big part of why. The short list of what we pull out of family rooms off Fry Rd and Spring Cypress every week:

None of it is visible. All of it is allergenic, and a lot of it is what a doctor means by "indoor allergens." The stuff in the carpet stays until somebody takes it out.
How the allergy treatment works
Our allergen treatment is all-natural, derived from renewable fruit and vegetable seeds, with no dyes, no perfume, no VOCs, and no phosphates. It works by denaturing the allergen proteins. Once the solution contacts a dust mite allergen or a dander protein, it changes the shape of that protein enough that the body's antibodies no longer recognize it. No recognition, no immune reaction. The sniffles and the morning congestion drop off because the trigger is chemically disarmed, and the effect holds until new allergen builds up.
MediClean, the disinfectant side
For homes that need more than allergen control, the antibacterial sanitizer step uses MediClean. It has been tested in labs in the United States and abroad and is used in hospitals and medical offices for exactly this job. It kills bacteria, viruses, mold, mildew, and fungi on carpet, rugs, upholstery, and hard floors. It's non-corrosive and pH-balanced, so it's fine on surfaces bleach would ruin, and it carries an odor counteractant that works on both bacterial and non-bacterial smells. Registered with the U.S. Environmental Protection Agency. Safe around pets and people once the surface dries.
The lab list, for anyone who wants it. Fungi: Aspergillus niger (black mold), Aspergillus flavus, Aspergillus terreus, athlete's foot fungi, Penicillium citrinum. Bacteria: Staphylococcus aureus and several other Staph strains, E. coli, Pseudomonas aeruginosa, Salmonella, and most gram-positive and gram-negative bacteria. Viruses: Influenza A2 and coronavirus (COVID-19).
It's the same product restoration crews reach for after a sewage backup or a pipe break, because it's strong enough for that and gentle enough for a wool rug. In a normal Cypress home we use it after a family illness, for households with someone immunocompromised, or for people who want the carpet the baby crawls on disinfected as well as clean. One limit: if a pad is wet from a leak or a slab crack, no sanitizer fixes that. The water has to come out first, and that's a dry-out job before it's a cleaning job.
The sanitizer process
Assessment. We look at the rooms and surfaces you want treated and ask what the goal is. Allergy relief in a bedroom is a different plan than disinfecting a family room after a stomach bug went through the house.
Surface preparation. Loose dust and debris get vacuumed out. Product sprayed over dirt never reaches the fiber.
The cleaning itself. The carpet, rug, or upholstery gets our regular soap-free, low-moisture, carbonated clean. This is where the soil and most of the allergen load come out.
Sanitizer application. MediClean, or the allergen treatment, or both, goes onto the clean surface as a fine mist. Because our cleaning leaves no residue, the product meets the fiber directly.
Antimicrobial dwell. The product needs contact time to work. We let it sit as directed, and it keeps working as the surface dries.
Drying. Low moisture means the treated carpet or fabric is dry within the hour, and we don't leave until we've checked.
Review. We walk through what was treated and how long the protection lasts, and we'll suggest a re-treatment interval if you have a chronic allergy situation.
When it's worth it, and when it isn't
We'd rather you spend the money where it does something. A sanitizer treatment earns its keep in a few situations. A baby or toddler spending the day on the carpet. A family member with asthma, chronic sinus trouble, or a weak immune system. A house that just got through the flu. A rescue dog or a shelter cat that came in with fleas or an unknown history. A rental you're moving into after someone else's pets. In those homes, the treatment changes how the house feels within a day or two.
A healthy household with no allergies and no recent illness? A regular soap-free cleaning already removes the bulk of what's in the carpet, and the sanitizer is a nice-to-have. We'll say that on the phone. I'd also tell you not to bother sanitizing a guest room that gets slept in twice a year. What we won't do is sell you a disinfectant mist over a carpet we haven't cleaned, because that's the version of this service that gives it a bad name.

That's the textbook case for MediClean. Clean the rooms where people were sick, then treat them, and the family room is back in use the same afternoon.
Does the sanitizer add much time to the visit?
Fifteen to thirty minutes on top of the cleaning, depending on how many rooms or pieces get treated. Dry time doesn't change. Still about an hour.
Can the kids and the dog be in the house while you work?
They can. The mist is light, the product is EPA-registered, and once the surface is dry, which takes about an hour, there's nothing on it to worry about.
How often do people actually need this?
With each cleaning for an allergy household. Once a year, or after an illness, for everyone else. Nobody needs it monthly, whatever the flyer on your door says.
Will it get the smell out too, or is that a separate thing?
Odors and allergens, yes, because MediClean carries an odor counteractant. Dirt and buildup are what the cleaning is for, which is why we do that first.
