Cypress has a lot of tile. Most houses in 77433 and 77429 built in the last two decades have it through the kitchen, the bathrooms, the entry, and often the whole downstairs. Tile itself is easy. Grout is the problem, because it's porous, it sits lower than the tile, and every mop pass pushes dirty water into it. After a few years the lines that started out light gray end up closer to brown, and no amount of mopping brings them back.
So the real question is how to clean grout, and the answer changes with the tile type and how far gone it is.
Know what you're standing on
Ceramic and porcelain are the common ones and they'll tolerate most cleaners. Natural stone (travertine, marble, slate) will not; acidic cleaners like vinegar or lemon juice etch the surface and leave dull spots that are permanent. Glass tile scratches, so nothing abrasive. Not sure what you have? Check a leftover box in the garage or test a cleaner in a closet corner first.
The weekly routine that keeps grout from going dark
Dry-sweep first, every time. Whatever's on the floor when the mop hits it gets ground into the grout, and around here that's Houston clay and new-construction dust. Use warm water with a small amount of a neutral-pH tile cleaner, change the water when it looks gray, and go over the floor once more with clean water so there's no film left behind. Leftover cleaner dries sticky, and sticky grout is a dirt trap. Towel the floor dry if you can, especially in bathrooms; Gulf Coast humidity keeps grout damp long enough for mildew to get a foothold.
Hand-scrubbing, steam, and other DIY tools
For grout that's already discolored, a paste of baking soda and water on the lines, left five to ten minutes, then scrubbed with a stiff nylon brush (an old toothbrush for corners) lifts a surprising amount. Rinse well. For mildew in a shower, a hydrogen peroxide spray works and is safer around kids than bleach. Wear gloves and open a window. Never mix products.
This works. It also takes a whole afternoon for a kitchen, your knees will hate you, and it gets the top layer of soil without touching what's soaked into the grout body. Two months later the lines start to gray again.
Handheld steam cleaners loosen surface grime and are handy for shower corners. They don't extract anything, so you're still wiping up dirty water by hand. Pressure washers belong outside; inside they blow out grout and flood the subfloor.
